We are a boutique real estate agency with over twenty years of experience selling real estate on Makarska Riviera. We are a family-owned and operated business. How do your fees work?

We charge a percentage of the purchasing price for introducing the buyer and the seller and negotiating a deal. However, what is unique about our real estate agency is that we take care of you from beginning to the very end. We deal with contracts, assist you with bank transactions, transfer title in your name, deal with authorities and institutions to switch utilities over to you and translate the documents into your native language if necessary. Can I buy real estate in Croatia if I am a foreign citizen, NOT from an EU country?

Non-EU citizens may buy and register their right of ownership in Croatia if there is reciprocity between Croatia and their home state in this matter. If reciprocity exists, a request for approval to the Ministry of Justice must be submitted for acquiring the right of ownership. We handle the application and communication with the Ministry for you. The process can last several months. After receiving the decision of the Ministry, we proceed with the registration of title and possession in your name.

What is the cost of buying real estate on Makarska Riviera?

There is the agreed purchasing price of the real estate, expressed in Euro. Additionally, with every real estate acquisition, you must count on the following:

- property transfer tax - 3% of the purchasing price, paid once to the local Tax Administration,

- Notary Public fees - vary depending on the number of documents and number of persons signing, range between 300 - 600 HRK

- Agency Commission - contact us for your tailor-made quote  

Countries for which reciprocity exists (last updated May 2019): Argentina, Belarus, Bosnia and Herzegovina, Brasil, Brunei Darussalam, Montenegro, Chile, Egypt (with some limitations), Equador, Israel, Japan, Jordan, South African Republic, Canada, Qatar, Kazakhstan, China (under certain conditions), Korea, Kosovo, Lebanon, Republic of North Macedonia, Malaysia, Moldova, Nigeria, Norway, New Zealand, Panama, Paraguay, Russian Federation, United States of America (for Arkansas, Hawaii, Kentucky, Minnesota, Mississippi, New Hampshire, Oklahoma and Vermont permanent residency is required), Serbia, Switzerland (conditional upon permanent residency in Croatia), Turkey, Ukraine.

 

Countries for which reciprocity is currently being established (last updated May 2019): the Islamic Republic of Afghanistan, British Virgin Islands, Cyprus, Syria, Philippines, Indonesia, Congo, Kuwait, Maroco, Singapour, United Arab Emirates, Venezuela.

Can property transfer tax be waived?

Property transfer tax is not paid if you are buying a newly built real estate where the seller is a Company that pays VAT.

How many homes should I look at before I make a decision?

As many as necessary until you fall in love with one. There is no such thing as perfect, but we promise to find you a home that puts a smile on your face. Can I buy real estate in Croatia if I am a foreign citizen, from an EU country?

Citizens of EU countries have all the same rights as Croatian citizens when it comes to acquiring real estate titles. All we need is to get you a Croatian personal identification number - OIB - and you can register the ownership and possession of your dream home to your name, open a bank account if necessary and transfer utility bills to your name.
